How the calculator uses property data

The tool searches HM Land Registry Price Paid Data for suitable nearby transactions and matches the selected evidence with official Energy Performance Certificate records to confirm floor areas. It calculates the adjusted sale price per square metre for each comparable and applies the average rate to the subject property. Where a sale is more than one year old, the local UK House Price Index is used to bring the evidence closer to current market levels.

The result shows the three matched sales, their recorded prices and dates, distance from the property, EPC floor area and adjusted price per square metre. If the property's floor area is unknown, the tool can attempt to retrieve it from the EPC register.

Extension and loft-conversion estimates

Users considering an extension or loft conversion can add the proposed additional floor area. Eligible new space is valued at 75% of the main property's calculated rate per square metre, reflecting the fact that additional space does not normally attract the full whole-house rate. A local evidence ceiling is applied where the proposed total area extends beyond what the comparable evidence can reasonably support.
