Unlike standalone thermal surveys, our thermal imaging inspection is interpreted alongside the property's construction, age and condition. This allows us to place the thermal images into context and explain what they are likely to indicate within your written survey report.
Thermal imaging works by detecting infrared energy rather than visible light. Every building material emits heat at different levels, allowing temperature variations to become visible as colour patterns. These differences can highlight potential defects long before visible signs appear.
Typical findings include:

Although thermal imaging is an extremely useful investigative tool, it does not directly diagnose defects on its own. No. Thermal imaging is an optional enhancement available for both our Level 2 HomeBuyer Surveys and Level 3 Building Surveys for just £20.
Can thermal imaging detect damp?
Thermal imaging cannot confirm damp on its own, but it can identify unusual temperature patterns that may indicate moisture. These findings are assessed alongside moisture meter readings and the surveyor's inspection.
Can thermal imaging detect heat loss?
Yes. It is particularly effective at identifying missing insulation, cold bridging and unwanted air leakage around doors, windows and roof spaces.
Can thermal imaging find electrical faults?
It can highlight unusually warm electrical components that may warrant further investigation by a qualified electrician. It is an excellent screening tool but is not a substitute for an Electrical Installation Condition Report (EICR).
Does weather affect thermal imaging?
Yes. Thermal imaging is most effective when there is a sufficient temperature difference between the inside and outside of the property. External weather conditions and ambient temperatures can influence the results, which is why all findings are interpreted by an experienced surveyor.
